Park Rules
General Rules
- COMMUNITY STANDARD: Residents are expected to maintain a neat and orderly site, respect neighbors, and conduct themselves in a mature and lawful manner.
- RENT & UTILITIES: Rent is due on the 1st of each month. Payments are considered late on the 4th. Electric is separately metered and billed back. Non-payment may result in lockout and removal in accordance with Texas law.
- QUIET HOURS: 9 PM – 7 AM. No loud music, revving engines, generator use, or disruptive gatherings.
- RV CONDITION: All RVs must be in good working order, be free of major cosmetic damage, have no tarps, broken windows, or visible deterioration, and be self-contained and road-ready. RVs older than 10–15 years require management approval. No homemade conversions, box trucks, or non-RV dwellings.
- SITE APPEARANCE: We allow outdoor chairs, small grills, neat patio setup, and potted plants We do not allow junk storage, tires, scrap metal, appliances, clutter piles, excessive items, makeshift structures, or tarps.
- VEHICLES & PARKING: Maximum 2 vehicles per site (unless approved). All vehicles must be operational, registered, and insured. No major repairs, oil changes, or mechanical work onsite. No parking in empty sites or roadways. Commercial work trucks are allowed if clean and properly parked. Speed Limit: 10 MPH
- GUEST POLICY: Residents are responsible for guests. Guests staying more than 7 consecutive days require approval. No subleasing. No Airbnb or short-term rentals.
Cancellation Policy
- Advance notice is appreciated for all canceled reservations.
- This also applies to date changes.
- No refunds whatsoever.
Pet Policy
- Max 2 pets per site.
- Pets must be leashed at all times.
- Waste must be picked up immediately.
- Excessive barking is not tolerated.
- Aggressive animals are grounds for removal.
- You are fully responsible for your pet’s behavior.
Additional Policies
- UTILITIES & SEWER: Sewer hoses must be sealed and supported with certified collar. No gray water discharge. No pedestal tampering. Report leaks immediately.
- STORAGE & STRUCTURES: No permanent sheds, fencing, deck construction, carports, large skirting, or storage trailers without written approval.
- TRASH: Use dumpsters only. Break down boxes. No furniture, mattresses, or bulk items. No dumping from outside parties.
- FIRE & SAFETY: Contained grills allowed. No open burning. No fireworks. Firearms discharge prohibited. No hazardous material storage.
- BUSINESS ACTIVITY: No on-site mechanical businesses, construction staging yards, commercial material storage, or high-traffic operations.
- CHILD SAFETY: Children must be supervised. No playing in roadways. No climbing on utilities. No going in creek without parent supervision.
- MANAGEMENT RIGHTS: Management reserves the right to inspect sites with notice, enforce rules consistently, issue written violations, remove residents from the park for repeated violations.
